Project Description

Blue Skies Camp Site

I have lived in Wells all my life. Very proud of the town and the welcome we give visitors, whether they are one day visitors, driving through, staying for a week or moving here to join us.

Pinewoods Holiday Park, for many years, has welcomed caravans, static or touring, motorhomes and families camping in the fields next to the holiday park. In 2014, Pinewoods decided to concentrate on the growing static and mobile caravan market and increase space in and around the holiday park. The campsite field was the obvious area for the caravan expansion, so that was the last year Pinewoods had tents. With Pinewoods not available for camping any more I thought this would be a good time to start a new camp site in the town. This wasn’t as easy as I thought it would be.

I spoke to Holkham to see if they had plans to start another camp site in the Wells area, they said no and that they would be happy to support my plan to open a campsite on the outskirts of Wells.  At this point I heard that the Wells Coastal Communities Team were looking at affordable camping for the town and although at a very early stage of the process were very keen to pursue this. I spoke to Mel Harriss, chair of WCCT and arranged a meeting. Mel and the team were very helpful and pleased to work with me and back my business plan to Holkham for any sites that may come available. We both saw a need for affordable camping in the town. Holkham offered me three fields on the outskirts of the town. I spoke to the planning dept at Cromer to discuss the fields and any planning issues. I was told that with Wells being in an area of natural outstanding beauty the new possible fields would only be granted  a 28 day licence. This put a stop to my plans as the time allowed would not be enough to make it viable. NNDC told me there maybe a change to this ruling in 3 years’ time, my only option was to wait.

I spoke to the team at the Property Office to see if there was anymore options. I thought the idea would be put on hold. Then in early in Febuary I had a phone call from Holkham Property Office to tell me there was an existing campsite called The Ranch that may be handed in as the owner was sadly in poor health.

After a short time a had the phone call to say the field was available. Blue Skies Campsite was formed and the field was transformed. The field had given many families a lovely holiday in Wells but needed additional toilets, new showers and a new family playing area, Football posts and swings were fixed, a kitchen area was built, barbeque fixed and the grass and borders cut ready for the new guests. The site now has 25 pitches The site opened on 25th June and from the very start became a very busy campsite, enjoyed by all ages and types of camping. Caravans and motorhomes joined us and the summer in Wells was enjoyed by many families. With social media being a great asset to any new business starting, we have a very active Facebook Page and the website has brought many bookings. Mel and the WCCT were very helpful with my plan and advising on social media.

We are busy in the quieter months planning for next season and looking forward to a busy year next year, Carnival week is already nearly booked up
